Tenant Fees

Deposits - A deposit equivalent to 1.5 months rent must be paid, in cleared funds, before a tenancy can begin. The deposit will be held by Bartram & Co as stakeholder for the duration of the tenancy in accordance with the terms of the agreement. Bartram & Co will register the deposit monies with a deposit protection scheme on the landlord's behalf. Some Landlords may require a higher deposit if permission is given for a pet to reside at the property. Further details will be provided prior to commencement of the tenancy.

Referencing - We will take up individual references based on the details that you have supplied to us and charge £198 for the first tenant and £90 for each additional person residing at the property, over the age of 18. An additional £90 charge will apply if a guarantor is required.

Before the tenancy can proceed you need to provide us with a photo ID in the form of a passport or EU driving licence.

It is your obligation to obtain written consent from Bartram & Co for any change in the identity of the tenants. Should the Landlord agree, a referencing fee of £198 will be charged for each additional tenant. Bartram & Co will then draw up a tenancy agreement for signature by all parties. 

Company Referencing - We will undertake company references based on the details supplied and make a charge of £360 for this service.

Renewal/Extensions - Please contact us in advance if you wish to renew your tenancy. We will make a charge of £60 to cover administration costs at each renewal.

Payment of Rent - The first instalment of rent must be paid in cleared funds when you sign the tenancy agreement. Thereafter, rent is payable by standing order to arrive on the due date as stated in the tenancy agreement. This means that the standing order must be set up so that the funds leave your account three days before the rent is due. The full rent must be paid by a single standing order. 

An administration fee of £30 will be charged for each letter sent by Bartram & Co regarding late or non-payment of rent.

A reference may be requested by a tenant at any time. The administration fee for this service is £30 and is payable in advance.

Termination - Should you wish to terminate your tenancy before the end of the term and the landlord agrees, you will be responsible for the payment of the pro-rata commission paid in advance by the landlord for the unexpired portion of the tenancy, unless you are exercising a break clause which is contained in your tenancy agreement.

VAT - All fees quoted are inclusive of VAT at the prevailing rate of 20%
