STRATEGIC LAND

Generally speaking this is land within or on the outskirts of towns and villages, which has development potential.

Bartram & Co have teamed up with the UK’s most successful strategic land promoter to identify suitable sites with a view to achieving planning and optimising the value on behalf of the landowner.

Our planning promotion partner has been established for over 25 years with an in-house team of over 90 experts acting for landowners’ right across the UK, sites being typically 6-50 acres. They usually achieve planning consents within 7-15 months with ALL of the costs being theirs.

We are also able to promote smaller sites in a similar way, anything from garden land and single plots, through to fields and potential multi-plot sites.

Potential sites can be anything from paddocks, greenfield and brownfield land, industrial or commercial estates, barns and derelict properties.

Using mapping technology we are able to look closely at the land/locality and identify possible access routes in relation to surrounding property and local amenities.

We will then research the planning history and local housing needs which gives us a good indication of planning potential and suitability.

Once we have completed our research and, with the consent of our client, we pass on the findings to our land promoter to conduct their own due diligence. Within a few weeks, we will have the opinion of their experts as to the development probability.
