SELLING AT AUCTION
The are many significant benefits in choosing to sell by Auction
There is no faster way of selling and the process can take as little as five weeks to exchange contracts. The proceeds of sale will likely be banked within eight to ten weeks from the start date.
Properties sold by Auction will often achieve a sale price in excess of the guide price, which is rarely the case for sales by private treaty. At an Auction sale you can always be sure that the property achieved the best price possible on the day. This is especially important on Probate properties, where the Executors are required to achieve ‘Best Price’.
LEGAL AND BINDING
When the hammer falls you have exchanged contracts, your buyer is legally committed and cannot change his mind.
With Auction, there is no discounting the price agreed after survey findings or last minute changes of heart. Your buyer will have fully researched the condition of the property and the legal pack prior to bidding and cannot reduce the sale price once the hammer has fallen.
The objective is to attract interest from two or more prospective buyers who will bid against each other and this process of competitive bidding will help your property achieve the ‘best price’ on the day. Should we receive a pre-auction offer which is unlikely to be surpassed in the Auction room, we would recommend acceptance.
OPEN HOUSE VIEWING DAYS
We will arrange special viewing days for your property, hosted by a member of our Auctions team, who are able to talk knowledgeably about the property and answer buyers’ questions.
TIMESCALE AND SUITABLE PROPERTIES
If you have a deadline to meet, Auction could be the answer for you. The timescale is fixed and legally binding to both parties. Ideal Auction lots include properties for improvement, building land, tenanted properties, residential and commercial investments, unique properties and amenity and paddock land.
If your property falls into one of these categories and you would like a no obligation valuation, please call Craig Bees on 01327359164 or email firstname.lastname@example.org
